Why soft wash
High pressure wrecks roofs. We don't use it.
High pressure strips the protective granules right off asphalt shingles — and most manufacturers won’t honor a warranty on a roof that’s been pressure washed. Soft washing uses low pressure and the right detergent to do the work instead, so the roof gets clean without the damage.
Low pressure, real cleaning
The detergent does the hard part. We spray it on at about the pressure of a garden hose, let it sit and kill the growth, then rinse. No granules knocked loose.
Handles algae, moss & lichen
The black streaks (an algae called Gloeocapsa magma), moss clumps, and lichen patches all feed on the limestone filler in modern shingles. One treatment takes care of all three.
Stays clean for years
The treatment keeps working after we leave, so most roofs stay clean for 3 to 5 years before needing another round.
Won’t void your warranty
Soft washing is the method the major shingle makers (GAF, CertainTeed, Owens Corning) actually call for. Pressure washing isn’t.

Is pressure washing safe for my roof?
Not with high pressure — it knocks the protective granules off asphalt shingles and shortens the roof's life, and most shingle warranties say so explicitly. We use a soft wash instead: low pressure, the right detergent, a thorough rinse. Same clean, none of the damage.
What are the black streaks on my roof?
An airborne algae called Gloeocapsa magma. It feeds on the limestone filler in modern asphalt shingles. It's not just ugly — it holds moisture against the shingle, which wears it out faster and gives moss and lichen a foothold.
How long does a roof cleaning last?
Usually 3 to 5 years, depending on how much shade and tree cover the roof gets. The detergent keeps working after we pack up, so the roof stays cleaner longer than it would from a one-and-done rinse.
Will it hurt my plants or pets?
No. We soak the landscaping with plain water before we start, rinse everything down when we're done, and use the detergents at strengths that are safe for the yard. We'll walk you through exactly what we're using before we mix it.
Do you clean all roof types?
Asphalt and fiberglass shingles, tile, slate, and cedar shakes — yes. Metal roofs and rubber membranes need a different approach entirely. If your roof isn't a good fit for soft washing, we'll tell you straight rather than take the job.
